Optiml feature
Your home, cottage, land and rentals, each modelled on its own, with every purchase and sale on the calendar.
A primary residence, a cottage, land and rental properties, each with its own value, growth rate, mortgage and costs.
Plan a future purchase from the month you make it and a sale in the month you choose, then what comes next: a new home, renting or keeping the proceeds invested.
How it works
Enter each property's current value, growth rate, mortgage and yearly costs.
Enter gross rent and costs for each income property, and Optiml works out your taxable rental income.
Add future purchases as goals, set the month of any sale, and choose what happens after you sell your home.
Rent, mortgage payments, sale proceeds and capital gains flow into your Cash Flow, Taxes and Net Worth pages.
Good to know
Every property follows its own numbers, and the results flow into the rest of your plan.
Add each property to Optiml with its value, growth rate, mortgage and costs. Optiml carries all of it through your cash flow, taxes, net worth and estate, and lets you plan what happens next: buy, sell, downsize or rent.
Set the year and month of a sale, and net proceeds are the sale value minus the remaining mortgage. After selling, buy a new home, rent or keep the proceeds invested. You can plan up to five real estate moves.
Each has its own value, growth rate, costs and ownership split between spouses. When you sell, Optiml calculates the capital gains tax, and improvement costs on a cottage are added to its adjusted cost base.
Gross rent has its own growth rate, or you can edit it year by year. Operating expenses, insurance, property taxes and mortgage interest come off it to get your taxable rental income.
Optiml applies capital cost allowance against taxable rental income at 4% a year. It never creates a rental loss, and unclaimed amounts carry forward to later years.
Choose the year and month of the sale. Optiml calculates the capital gain, and the property's costs and rent for that year cover only the months before the sale.
Every mortgage has an amortization schedule where you can set the rate year by year and add lump sums. A HELOC is tied to a property and paid off from the sale.
Plan renovations as goals, with the year they happen and the increase in property value you expect.
Set the exact ownership split on a property, such as 80/20, and its costs follow each spouse's share.
Your primary residence is on every plan. Cottages, land, rental properties and future property purchases are on Pro+ and Legacy, and real estate held inside a HoldCo is on Legacy.
Take control of your financial future.
